Terms & Conditions


By accepting our Terms & Conditions when making a reservation, you agree to our Policies for Rentals (see below).

Payment and Deposits: At time of booking, Renter pays minimum of 50% of rental total. Full payment of the rental, including cleaning fee, damage fee and lodging tax is due 30 days prior to check-in (45 days for Holiday reservations). Preferred payment method is by credit card or check. A $50.00 damage fee is billed at the time of booking. This fee will cover any incidental damage that may occur at the above mentioned rental unit, up to $250.00. Damages beyond this amount will be paid for by the renter. Your damage fee will not cover any willful damages incurred at your rental and you will be responsible to pay for such damages. The credit card that you have provided at time of booking with be charged for damages over $250. A member of Pagosa Paradise Property Management will contact you before any charges are made to the card.

Cancellations and Changes: A $100 cancellation fee will be applied to all cancelled bookings. Cancellations must be by phone or email to Pagosa Paradise Property Management (PPPM), not left on voicemail. The last day to cancel for a refund is 30 days prior to check-in (45 days for holiday times.) There will be no refund on cancellations after last day to cancel unless the home can be re-rented; if re-rented, monies will be returned. In most cases a rain check to use the property at a later date will be granted. There are no refunds for unused lodging or weather "acts of God" related cancellations.

Special Discounts - Date Sensitive: These Special Discounts are listed on the Specials Page. To receive the listed discount, your Arrival and Departure dates must fall between the listed dates for that Discount. Dates and discount amounts are subject to change. You will receive this discount by booking online or by calling us at: (970) 731-8599. For reservations booked before a Special Discount goes into effect, we will only honor these Special Discounts if asked by the guest.

NOTICE: It is Colorado State Law that carbon monoxide detectors be in all rental units within 15 feet of any sleeping area that have natural gas or propane fuel burning appliances or an attached garage (if the unit is all electric with no garage, this does not apply). We have a Code Compliance Inspection Sheet in each unit either on the refrigerator or kitchen counter that needs to be signed, dated and initialed by all tenants upon entrance to the home. We would appreciate your compliance in this issue. It should only take a couple of minutes to check this.

1. Occupancy Limits: The maximum occupancy is listed for each property. This includes adults and children over 2 yrs. of age. If the renter exceeds the occupancy level, the renter will either have to add an additional unit, move to a larger property if available, or be evicted. There is a $20.00 per person, per day fee for all unauthorized occupants exceeding the maximum occupancy limit. If evicted, there will be no refunds for unused rent.

2. Check-in is 4:00 pm. All renters must call PPPM at least 24 hours ahead of check-in to get lock box code to retrieve key (on outside of building by front door or on front door handle). We can never guarantee an early check in. No check-in will be accepted before 1pm. Please call PPPM the day of arrival if you anticipate an early check-in. After business hours: Our office closes at 5:00 pm. If we have to return to the office after hours to provide for a misplaced key, there will be a $25.00 minimum service fee.

3. Check Out is 10am. If you prefer a later check out you must call PPPM and we will do our best to accommodate; however, late checkouts will be charged $25.00 per hour and must be out by 1:00 pm. If there are guests coming in the same day you leave, there are NO options for late checkout! Upon Check Out All doors and windows must be closed and locked and keys returned to the lock box. There is a $50.00 fee if keys are not returned or garage door openers are not left in the house. Leave Heat On and Set to 55 during the winter and when it may freeze outside. Lost or misplaced items are the responsibility of the renter. Pagosa Paradise Property Management assumes no responsibility for the same; however, we will assist renter in the recovery and return of the items whenever possible.

4. Cleaning: The renter has paid for a one-time cleaning fee to occur after departure. The housekeepers will clean the entire home except for dishes. PLEASE have dishes in the dishwasher and the dishwasher ran. We would appreciate it if you could also put the dishes away. If you would like additional maid service while you are here, contact PPPM at least 48 hours in advance.

5. Supplies - Each home is provided with approximately 2 days' worth of provisions, including a set of towels per person per maximum occupancy limit, toilet paper, dish soap, hand soap, trash bags, and bed linens.

6. Damages and Injury: Please treat these accommodations as you would your home. You will be responsible for missing items or for breakage and repairs to the home and property that occur during your occupancy. The property will be inspected as soon as possible after departure, and you will be notified should damage or missing items be found. Renter agrees that the homeowner or PPPM is not responsible for any injury to any person occurring on the property during the term of occupancy of the renter. All Damages to the home or property must be reported to PPPM at time of incident, for after-hours non-emergencies please report the next morning.

7. Renter agrees to provide PPPM with forwarding address prior to commencement of rental. Renter agrees to properly use and operate all furnishings, including electrical and gas appliances, plumbing fixtures, electronic home entertainment property, fireplaces, heaters, and all other items of whatsoever kind or nature provided during the term. Renter also agrees to leave the home so that no extraordinary housekeeping will be required after departure. Renter understands their responsibility as occupant and accepts financial burden for any damages to the property caused by the renter or their invitees. By booking this property, Renter agrees to pay replacement value for any items that are damaged or lost to theft during their stay, or for extra cleaning required. PPPM will notify the renter in writing of the costs of damages or extra housekeeping within 15 days after your departure. The total amount of any damages incurred by renters will be deducted from the security deposit with invoices for said repairs or replacements mailed to renter within 30 days of check-out.

8. Pets: Pets are only allowed in certain properties with written pre-authorization and pet deposit of $75.00 per dog. NO CATS ALLOWED. If evidence of an Unauthorized Pet is discovered, PPPM will request that you board your pet or be evicted without refund or recourse. You will be billed $300.00 + Repair Cost + Cost of Loss of Rental Income. PETS ARE NOT TO BE LEFT UNATTENDED IN HOUSES AT ANY TIME.

9. Smoking: Smoking is prohibited in all homes. If evidence of cigarette smoke is discovered in the home, the guest will be evicted without refund or recourse and You will be billed $300.00 + Repair Cost + Cost of Loss of Rental Income.

10. Amenities: We at PPPM will be glad to assist you with information on community activities, maps of the area, etc. upon request at no charge.

11. Parking: Park in designated areas only. Please ask PPPM for parking instructions for RV and trailers. RV and trailers cannot be occupied while on premises and are limited to parking 72 hours. Some homes have assigned parking; other guests may have to park in overflow parking areas.

12. BBQ Grills: Some homes are equipped with grills, either gas or charcoal. Please follow all posted warning signs; some homes (especially condos with wood decks) require that the grill be placed off the decks. Gas Grills: If your gas runs out, please have the tank refilled and we will reimburse you when you present us with the receipt. Do not use charcoal in gas grills. If you do, you will be charged for the cost of replacement of the entire grill.

13. Telephones – Most of our rental homes do not have land lines and cell service is available in most properties. If a land line is present, a calling card will be necessary for any long-distance calls and all charges are the responsibility of the renter.

14. Hot Tubs: For homes that have hot tubs on the property, PPPM and the homeowner will not be liable for any accidents that might occur due to use of the hot tubs. All children 12 years old and under are to be accompanied by adults at all times while using the hot tub. Please make sure the controls are left as you found them and that the lids are properly closed after each use.

15. PPPM Changes: Due to some unforeseen circumstance that might arise; such as but not limited to the home becoming uninhabitable, PPPM reserves the right to move a reservation to another comparable home or refund all monies paid. PPPM will notify you as soon as practically possible about any changes. PPPM is not responsible for damages of any sort incurred by renter as a result of changes in reservation.

16. USE: Rental shall be used so as to comply with State, County, and Municipal laws and ordinances. Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with other resident’s quiet enjoyment of their residence. Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued. Quiet hours between 10:00 pm. and 7:00 am. must be respected.

17. INDEMNIFICATION: Renter releases PPPM from liability for and agrees to indemnify the Homeowner against losses, incurred by the Homeowner as a result of (a) Renter’s failure to fulfill any condition of this agreement; (b) any damage or injury happening in or about rental or premises to renter’s invitees or licensees or such person’s property; (c) Renter’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien, or other encumbrance filed against renter as a result of renter’s action.

18. ATTORNEY’S FEES: In any action or legal proceeding to enforce any part of this agreement, the prevailing party shall recover reasonable attorney's fees and costs. I have read the foregoing agreement and agree to abide by the above conditions and also verify that the information provided by me is accurate and correct.

19. ITEMS LEFT BEHIND: In the event items are left in the rentals, there will be a $25 charge for the return of them. If there is a credit card on file it will be charged. If no credit card on file a card will be taken before any items will be returned.

We will update your preferences as soon as reasonably practical.

Changes to Privacy Policy
This Privacy Policy is effective as of 04/29/2023 and will remain in effect except with respect to any changes in its provisions in the future, which will be in effect immediately after being posted on this page. We reserve the right to update or change our Privacy Policy at any time and you should check this Privacy Policy periodically. Your continued use of the app after we post any modifications to the Privacy Policy on this page will constitute your acknowledgment of the modifications and your consent to abide and be bound by the modified Privacy Policy. If we make any material changes to this Privacy Policy, we will notify you either through the email address you have provided us or by placing a prominent notice on our website.
