Downtown Pagosa
Downtown Pagosa Springs is home to the famous
Pagosa Hot Springs where you can take a soak in over 19 mineral pools located next to the San Juan river, as well as a variety of restaurants, art galleries, live theatres, museums, and cultural activities, all within walking distance. You can explore ancient civilizations, our Western heritage and deep history, and amazing artisans throughout the year. Pagosa Springs continues to grow as an art community. We have our own repertory theatre at Pagosa Springs Center for the Arts, and additionally, our local Curtains Up Pagosa organization puts on plays in town throughout the year.
Elk Park
Elk Park is right off Hwy 160 about 6 miles west of uptown Pagosa.
"Elk Park Meadows"consists of properties on from 4-13 wooded acres on a south facing slope, many with views of Chimney Rock. All have city water, underground utilities and national forest access.
Executive/Luxury Homes

Northern Pagosa
Northern Pagosa covers the beautiful lands north of Hwy. 160, mainly off Piedra Rd. to Williams Fork reservoir. Meadows and forest are what you'll find in this area.
Pagosa Lakes Area
Pagosa Lakes is a covenant-controlled community comprised of over 6600 properties situated in 27 unique subdivisions encompassing 21 square miles. It is surrounded on 3 sides by the San Juan National Forest of the beautiful Colorado Rocky Mountains. Pagosa Lakes is a mixed-use planned development which consists mainly of single-family residential lots, but also includes condominiums, townhouses, apartments and commercial properties. There are 5 pristine lakes reserved for the use of property owners and their guests. Four of the lakes are stocked regularly with trout, large-mouth bass, crappie, bluegill, catfish and jumbo perch providing a trophy fishing experience. Rental properties in this area include access to the
PLPOA Recreation Facilities.
San Juan River Village
This popular area is about 6 miles northeast of Pagosa Springs on Hwy 160, closer to the Wolf Creek ski area . Unit 1 is the "mountain side", north of the highway. Unit 2 is the "river side", south of the highway. The development borders National Forest and the San Juan River runs through Unit 2. Lots are 1/2 acre and horses are not allowed here.
Timber Ridge
Colorado's Timber Ridge is an upscale newer development of mostly 3-acre parcels. This was an 1100-acre ranch with a variety of terrain, from open meadows to heavily forested ridges. Many of the properties offer dramatic mountain views. There is extensive open space throughout this development, available to residents and guest's for hiking or riding. It's rather special among small-acreage neighborhoods in that it has paved roads, and central sewer in addition to central water. The paved roads are maintained by a metro district. Utilities are underground.
